Building Information Modeling (BIM) incorporates the use of technology to effectively develop models for design, construction, sustainably, and building operation and maintenance. BIM models allow Design Teams to effectively share information, discover potential problems, adjust design, and review constructability and functionality before construction begins.

Each member of the Design Team is responsible for information that is entered into a software platform, such as Autodesk Revit, to produce a 3D model. Meyer Najem’s role is to assist the Owner and Design Team during model creation by sharing knowledge and information to produce a viable model for all stages of the building’s lifecycle including:
Intelligent Quantity Takeoffs
Quantity takeoffs can be drawn from the model for quicker and more accurate estimating and subcontractor bid checking. Plans can also be colored by type to graphically display takeoff quantities for easier interpretation by the project team.
3D Visualization
BIM can be used to produce accurate visual representations such as renderings and ‘virtual walkthroughs’ of the facility which allows the Owner and Design Team to review any aspect of the facility and establish a greater comfort level with the project.
Clash Detection/Interference Checking/Coordination
Using Navisworks, Meyer Najem can simulate building construction to discover any conflicts between building disciplines that may arise during construction. This collision detection process prevents costly and timely changes during the construction phase.
Construction Scheduling & Simulation
Scheduling data can be integrated with the design model to virtually build the building to better anticipate issues and constructability problems before work even starts on site.
Facilities Management
BIM sets the framework for improved operation and maintenance of facilities. Since all the information about the facility is entered into the model and updated as construction progresses, Meyer Najem can deliver timely and accurate as-built drawings to the Owner. The model also serves as a guide for future building renovations/additions, facility operation, and maintenance by providing detailed information about the composition of the facility and systems.
