Construction Manager as Constructor (CMC)

Early collaboration, backed by accountability

As Construction Manager as Constructor (CMc), often called CM at Risk, we join the team early. As design progresses, we price the project at each milestone and provide constructability and scheduling input so the owner can make informed decisions that protect the budget. We bid the work to trade partners, hold those contracts ourselves, and take on the risk of delivering the project. Owners get the early collaboration of a construction manager with the accountability of a general contractor, and a project that moves into construction on the approved budget.

Design Build

One team, one contract, one shared commitment to the outcome

Design-build brings the design and construction teams together under a single contract with Meyer Najem. Because design and construction can overlap, projects move faster without sacrificing quality, and owners benefit from a single point of contact from concept through completion. It’s a collaborative, Lean approach that keeps everyone working toward the same goal from day one.

Build-Operate-Transfer (BOT)

Under Indiana Code 5-23, Meyer Najem partners with municipalities and local governments to design, build, finance, and operate public facilities, then transfer ownership to the community at the end of the agreement. We have delivered nearly 30 BOT projects across Indiana. Before the community commits, the agreement locks in a guaranteed budget and places construction risk with our team. The result is a predictable path to essential facilities, from parks to public safety buildings, without the uncertainty of traditional procurement.

General Contracting

A proven, straightforward path for well-defined projects

General Contracting, also known as design-bid-build, lump sum, or public bid, begins once the architect has completed a full set of construction documents. Contractors then price the work, including materials, labor, equipment, and other project costs, and the owner awards the contract through a single bid process. Meyer Najem contracts directly with the owner and works alongside the architect, who holds a separate contract.

Construction Manager as Agent (CMa)

A dedicated partner acting in the owner's best interest

As Construction Manager as Agent, Meyer Najem manages the architect and trade partners directly on the owner’s behalf, so the owner stays informed without carrying the day-to-day details. We bring early expertise in cost, scheduling, and constructability, then carry it through design, bidding, and construction as the owner’s single point of contact. This approach works well for owners who want a trusted partner to manage the process without taking on that responsibility themselves.
