First, you’d come up with a list of all the supplies and materials you need and then you’d research the best place to buy them to stay within your budget. Now imagine that on a larger scale—like a 200,000-square-foot healthcare facility. There is a myriad of factors—earthwork, foundations, structural steel, carpentry, roofing, doors, mechanical & electrical systems, and more. Sounds pretty daunting, doesn’t it?
The preconstruction phase of a project is critical because that’s when the design, budget, schedule, permitting, and approvals are completed, which is integral to setting up the project team for success.
At Meyer Najem, we’re very fortunate to have an in-house team of nine talented, experienced and highly detailed professionals. So, what makes a successful Estimator? Is it simply a love of working with numbers? According to Skip Keltner, Preconstruction Manager, who joined Meyer Najem in 1994, it takes someone who has the ability to conceptually see the details that aren’t there at the early stages of design, “I like it that we’re taking something that doesn’t exist and bringing all the pieces together.”
Our Estimators add more value than what you might expect by being involved from the beginning of the design through to project delivery. Skip says that he likes collaborating with Owners and architects throughout the design and budgeting process. Skip added, as he’s working on an estimate, he’ll go to a Project Manager and say, “This is what I’m thinking; Does this work?” And, conversely, Operations will go back to the Estimator and ask questions during the construction process. It’s a two-way street.
