Collaboration is a fundamental part of our process.
It starts before the project is awarded and is implemented throughout the duration of construction. The specifications of Lean outline the coordination and planning needed in the trade contractors scope of work. Once the team is formed, our estimating department creates a milestone schedule, outlining the basic durations for the trade contractors. Material is gathered, prepped and moved to the on-site job trailer for the Lean process to be implemented by the project team.
Project Scheduling with Lean Construction.
Our team uses Lean practices because it maximizes the value of the projects that we construct, saves costs, valuable time and eliminates issues. Our dedication for constant improvement is driven through Lean and designed to give our clients the best experience possible.
The first step that takes place between all team members, including trade partners, is the Pull Plan Meeting. A Pull Plan works in reverse order with the schedule, starting with the last item on the list and finishing with the first. The tasks associated with each milestone are reviewed with the appropriate trade contractor.
Trade Contractor Buy-In
Trade contractors will then commit to the work schedule, noting what activity needs to be completed before their activity. This process gets the trade contractors to buy into the project schedule, promoting peer accountability. Once completed, we address material lead times, identify coordination items and account for any scheduling conflicts.
Weekly Planner Boards
Once Pull Planning has been conducted, we then follow up in the jobsite trailer with our Weekly Planner Boards. The planner boards cover six weeks of the project schedule. The first board is the previous week’s tasks, the second board is the current week’s tasks, and the next four boards are look ahead boards for the upcoming four weeks.
Weekly Review Meetings
From this point on, our team conducts weekly meetings with leadership from the trade contractors. This meeting ensures that objectives and timelines are being met. At the end of the meetings, our team will meet individually with trade contractors that fall behind on their goals, making sure that we work cohesively to get back on track.
