CONSTRUCTION PROCESS

Once you partner with Meyer Najem, we work with you through all stages of the construction process. From concept and execution, to move-in and beyond, we assist you every step of the way.

1) Idea

Every good project is generated from a great idea. Gather your thoughts, your insights and prepare for the run-through.

 2) Hire Construction Manager/Contractor & Architect

Hire an architect that will design around you and your idea. And a construction manager/contractor that will help coach you through the entire process. They will help you determine the essential components of your project.

3) Concept Designs

It’s the idea behind your design. It’s how you plan on solving the design problem in front of you. The underlying logic, thinking and reasoning for how you’ll design your building.

4) Schematic Designs

An initial design scheme that seeks to define the general scope and conceptual design of the project including scale and relationships between building components.

5) Design Development

To define and describe all important aspects of the project so that all that remains is the formal documentation step of construction contract documents.

6) Construction Documents

Stage of services provided by architect and/or engineer in which he or she prepares working drawings, specifications and bidding documents.

7) Building Permit

A type of authorization that must be granted by a government or other regulatory body before the construction of a new or existing building can legally occur.

 8) Construction

Specific period, stipulated in a contract during which the contractor must complete construction, subject to the conditions of the contract.

 9) Move-In

The final stage of the process in which our client moves into their new building.

DELIVERY METHODS

CONSTRUCTION MANAGEMENT

Construction Management is a collaborative project delivery method in which a construction firm is typically hired by the client during the design process on the basis of qualifications and past relevant experience. There are several types of Construction Management agreements including:

• Construction Manager (CM) as Advisor

• Construction Manager (CM) at Risk

• Construction Manager (CM) as Agent

GENERAL CONTRACTING

General Contracting is a project delivery method in which an Owner issues a complete set of construction drawings developed by an architect to interested construction firms who then develop pricing for the cost of materials, labor, equipment, insurance and other factors associated with that specific project.

DESIGN/BUILD

Design/Build is a project delivery method in which both the design and construction services are under a single contract with the Owner.
